Apo Zone E Residents Petition Authorities Over Alleged Irregular Development on Plot 3739

Background

Residents of Apo Zone E Extension Sub-Group have petitioned the Federal Capital Territory Administration (FCTA) and the Federal Capital Development Authority (FCDA) over what they describe as an ongoing irregular development on Plot 3739, located at the Angwan Tiv Junction in Apo, Abuja.

The residents, comprisng homeowners from Road 1, Angwan Tiv area and the transfer location, expressed concern that the construction on the plot allegedly violates approved building regulations and zoning guidelines.

In their petition, the group stated that the development consists of multiple and disjointed structures erected with what they termed “gross disregard” for general setbacks, building lines, traffic considerations, and standard construction processes.

“We are a sub-group concerned with the progress, development and welfare of our neighbourhood. Our attention has been drawn to the ongoing development on Plot 3739, and we have observed with great dismay that the project does not appear to conform with established planning standards,” the petition read in part.”

The residents warned that if not properly reviewed by the relevant authorities, the project could constitute a nuisance and disrupt traffic flow, as well as alter the character of the neighbourhood.

However, the developer has dismissed the allegations, insisting that the project is lawful.

Speaking during a visit to the site, the owner of Plot 3739, retired Navy Captain Ali Mohammed, through his site supervisor, Prince Temitope Ajibade, alleged that the land’s original commercial designation was abruptly converted to a green area without due process.

Ajibade maintained that the property lies within a recognized commercial axis and is backed by valid documentation, including a Right of Occupancy (RofO), while a Certificate of Occupancy (CofO) is being processed.

He further disclosed that an interlocutory injunction was granted by the FCT High Court in Maitama restraining authorities from demolishing structures on the plot, with the matter adjourned to March 13, 2026.

As tension continue to rise between the developers and residents, stakeholders are urging the FCTA and FCDA to conduct a transparent investigation to clarify the land use status of Plot 3739 and ensure compliance with planning regulations.
